Detailed Planning Application

West Middle Callerton, Newcastle upon Tyne

Newcastle City Council has approved an application for reserved matters for 505 new homes at Callerton, Newcastle upon Tyne.  We will be delivering 244 homes on the site as part of a wider joint reserved matters application. This follows Newcastle City Council granting outline planning permission for the principle of the development of the site in November 2016.

Our proposals will create a sustainable and integrated development that will make an important contribution to Newcastle upon Tyne’s housing supply. The proposed development will deliver a mix of detached, semi-detached, terraced dwellings and apartments, and some of these new homes will be affordable.

Local Economy

Our proposals will support existing local businesses and help create additional employment through new opportunities for local sub-contractors and the supply chain.

Meeting Housing Needs

The site will provide a range of family homes that will help to meet local housing needs, including the provision of new affordable homes within the development.


Financial contributions will be made towards the provision of a bus service to serve the application site under s.106 planning obligations. Our proposals will deliver energy efficient homes and will include measures to help reduce reliance on private vehicles.

Highways Improvements

Our proposals will contribute towards the delivery of a broad programme of off-site highways works, with detailed designs to be agreed with the highways authority.

Community Uses

Land is being provided within the site to facilitate the provision of community uses including recreation facilities, public open space and a community garden. Financial contributions will be made towards the provision and maintenance of an off-site community sports hub serving the application site under s.106 planning obligations.

In terms of health, financial contributions will be made towards improvement of the Parkway Medical Centre, Chapel House under s.106 planning obligations.


Land is being provided within the site to facilitate the provision of a new primary school which will create new pupil spaces in the locality. Financial contributions will be made towards local secondary schools under s.106 planning obligations.
