Plans submitted for up to 151 new homes in Lanchester, County Durham
A proposed development in Lanchester, will bring a number of key economic benefits to the area. Story Homes has submitted a detailed planning application for up to 151 new homes on Land off Newbiggin Lane in Lanchester, County Durham.Following a public consultation in Lanchester Community Centre in March 2014, a number of changes to the scheme have been adopted including increased landscaping throughout the site; inclusion of bungalows as an identified need from the consultation and additional drainage attenuation to be provided for Newbiggin Lane to assist to in addressing existing surface water run off issues.
New development will inevitably bring economic benefits to the village including the creation of up to 120 jobs for sub contractors and the supply chain through the life of the development, knock on support for local businesses and help to meet future housing supply needs in the local area.
In addition there will be an estimated contribution from Council Tax payments and a New Homes Bonus payment made to the local authority is more than £2.5 million, which should be utilised within the local area for the benefit of the existing and proposed residents.
Some of the key features of the proposed development in Lanchester will include a quality mix of housing ranging from two to five bedroom homes; high quality family homes with a traditional appearance in-keeping with the village. These would include bungalows and 20% of the homes designated as ‘affordable’ at discount market value or rental through a social landlord.
The development would also include a linear parkscape area for both new and existing residents to enjoy, landscaped edge to create an improved edge to the settlement, recreation of an attractive entrance to the village, a footpath link connecting the Lanchester Valley Railway Path to Newbiggen Lane and nearby community allotments and a new sustainable drainage system to decrease the risk of flooding in the wider area.
Story Homes has also submitted other planning applications in the county, including one for new homes in Sedgefield. The plans, submitted alongside plans by Durham Diocese include up to 415 properties, including affordable homes and a range of properties types and sizes, including bungalows.
Story Homes already has an award winning development in Shotley Bridge. The Woodlands was named a ‘5 star’ development at the UK Property Awards in October 2013.
