Jock’s Hill is ideally located within easy and convenient distance of Brampton’s excellent facilities, but far enough away from the hustle and bustle of this thriving Cumbrian market town. The development included a large number of bungalows alongside 3 bedroom houses. The popularity of the bungalows resulted in the immediate development of stage 2 of the project.

Reiver Court / Reiver PlaceCarlisle, Cumbria

This tight yet prominent brown field site in Carlisle is located adjacent to the main arterial route into the city from the north. Reiver Court has leisure facilities, shops and supermarkets on its doorstep as well churches, schools and a community centre within walking distance. The development offered a fantastic mix of 2 and 3 bedroom apartments with traditional materials and a modern twist providing for aesthetically pleasing exteriors.

The site had to overcome a few development issues; as it was a hugely busy urban environment, the commercial and residential disruptions had to be kept to a minimum; there was insufficient water pressure which required the design and construction of a large private water tank; and with parking in the area at a premium the building had to incorporate private garages. All of these issues were overcome creating a hugely successful apartment scheme.

Parklands VillageCarlisle, Cumbria

Parklands Village was a new housing development built on the site of the former Garlands Hospital. The development consists of a mixture of 4, 5 and 6 bedroom new build homes as well as 2 and 3 bedroom converted apartments and mews houses. In making the project successful Story Homes was responsible for the conversion of a Grade 2 listed chapel, off site highways improvements, the relocation of existing cricket pitches and development of new rugby club.

This was a very popular development in parkland setting on the southern fringe of Carlisle. The houses were thoughtfully designed to ensure they blended well with pre-existing building and renovations throughout have created several exclusive developments on one site.

Rickerby GardensCarlisle, Cumbria

Rickerby is a village on the eastern fringe of Carlisle within walking distance of the city centre via footpath links through Rickerby Park. The development involved the restoration of a Grade 2* listed Georgian house and outbuilding set in the mature woodland landscape adjacent to River Eden. Flooding issues in the area were also addressed alongside the exclusive conversion of main house and outbuildings to provide apartments and dwellings over three floors. This fabulous, unique development has preserved the original historic buildings alongside complimentary new build housing.

Hackthorpe GardensHackthorpe, Penrith

Located near the Lowther Castle Inn, Hackthorpe Gardens was a development of 13 properties including 4 and 5 bedroom detached homes plus a collection of 3 bedroom semi-detached homes. The generously sized properties had varying external finishes which included random stone elevations, all finished to a high specification.

Hackthorpe was a popular location as it provided rural bliss and a home in the countryside which many people dream of. With several positives such as village life, breathtaking views and great community spirit it was no surprise to see buyers attracted to life at this countryside development. With the added element of good transport links and close distance to Penrith and The Lake District, Hackthorpe Gardens proved a magnificent development.

2005 - 52 Plots

Hadrian's RiseHaltwhistle, Northumberland

Nestled between Carlisle and Hexham, Hadrian’s Rise was Story Homes’ first foray towards the North East. This 52 plot development raised several challenges and even saw the implementation of a new house type in the form of a ‘Tynedale’. The mix of properties included terraced, semi-detached and detached with varying brick, random buff stone and rendered exteriors; all in keeping with the special history of the North East. A former filling station on site with associated contamination needed to be addressed prior to development and considerable off-site sewer enhancements for both foul and surface water drainage were implemented.

With challenging topography at the site entrance this led to unique house designs with stepped approaches. Significant public spaces requirements saw a public play space becoming the hub of the development. The final result was an extremely attractive development created through the use of local stone and a vernacular design which enhanced the reputation of Story Homes in the North East county of Northumberland.

Shaddon MillCarlisle, Cumbria

Shaddon Mill lies adjacent to Dixon’s Chimney and together they form one of the most enduring images on Carlisle’s skyline. Built in 1836 this was a Grade 2* listed building highly regarded by English Heritage as the oldest surviving fire-proof mill in the world. Story Homes worked closely with English Heritage to design a mix use scheme providing 57 residential apartments and a section of non-residential space for education, storage and restaurant uses. The aim was to sympathetically blend contemporary design integrating exposed sandstone walls, large window openings and existing vaulted ceilings to create light airy living spaces.

This stunning development has become one of Carlisle’s most loved Victorian buildings. The project set new expectations for modern apartment living in the heart of the city.

Tudor CourtPenrith, Cumbria

Tudor Court was a development of 19 two-bedroom apartments, arranged over three floors and offering stylish accommodation featuring open plan design. Built to a high specification and including many ‘extras’ as standard one of the highlights were the Juliet balconies which offered fantastic views towards the Beacon Pike and Lake District Fells.

The luxury apartments stand on the site of the former Tudor Warehouse and the location proved to be extremely desirable. Penrith is an attractive market town and has always been a very popular place to live and work so it was no surprise there was high demand for the apartments. These lift serviced apartments also provided secure, allocated car parking spaces for residents.

The BriarsGretna, Scotland

This stunning development located on the border of Scotland and England proved to be extremely popular. Large 4 bedroom homes were quickly snapped up on this exclusive development due to their high specification and value for money. The spacious and stylish accommodation attracted buyers from a wide radius.

With a collection of bungalows too, older couples found that this provided them with the perfect opportunity to downsize to a property more manageable. Plus, they had the peace of mind of a 10 year build guarantee – something which Story Homes still do today.

Turnstone ParkCarlisle, Cumbria

Turnstone Park was a green field residential development within Carlisle; previously owned and used by Creighton Rugby Union Football Club. A mixture of 2, 3 and 4 bedroom properties were provided in a mixture of property types including apartments, townhouses, semi-detached and detached homes. We also supplied a central square of public open space incorporating a children’s play area. The development was awarded with ‘secured-by-design’ status from Cumbria Police.

Hanson PlaceCarlisle, Cumbria

When an opportunity to construct new apartments and replace Waterton Hall became available, there was fierce competition between house builders to deliver. Thanks to their reputation of high quality, high specification properties, Story Homes was chosen as the preferred developer for this project. The site sits adjacent to Our Lady and St Joseph’s Catholic Church and housed the slightly dilapidated community hall, known as Waterton Hall. This resulted in a beautifully finished building which fits into the streetscape perfectly. Hanson Place offers residents well proportioned apartments over four floors with lift access. The redevelopment also involved a replacement community hall and this has proved to be a great success and is well used by the local community. One of the highlights of Hanson Place is the stunning penthouse suites that offer something that little bit special for the city centre environment; with one top floor apartment being dual aspect and offering breathtaking views over both sides of the city.

Birkbeck GardensKirkby Stephen, Cumbria

Ideally located in the Eden Valley, with views over the open countryside, Birkbeck Garden offers a luxury collection of 58 homes in Kirkby Stephen. The development is named after Francis Birkbeck, a local brewer from the town.

The properties were attractively finished with a beautiful brick exterior. This was recognised when Birkbeck Gardens picked up an award at the LABC ‘The Bricks’ 2014 in the ‘Development of the Year’ category. Not only that, but the development delivered above average  industry standard recycling scores. The site boasted that more than 90% (91.9%) of construction waste material taken off site was recycled and diverted from landfill waste.

Mabel WoodGreat Clifton, Cumbria

Mabel Wood has been one of Story Homes’ most popular sites and demand was high ever since building work began. This mix of 50 homes, including 2, 3 and 4 bedroom semi-detached and detached properties, have all been superbly designed and finished with blonde sandstone and render, in keeping with the local area.

The site included improvements to the public footpath passing through the existing and retained woodland, and woodland planting surrounding Mabel Wood for the benefit of ecology and the setting. Adequate residential parking was provided as well as the provision of a play space within the development. Mabel Wood comprises of a beautiful ‘avenue’ entrance and the popular site sold out a year ahead of schedule.

Kirkland FoldWigton

This stylish and sought after development consisted of two, three and four bedroom homes in the bustling market town of Wigton just ten miles from Carlisle. There was a mix of semi-detached, detached, terraced and link properties offering a wide range of properties to customers. One couple loved living there so much that their two daughters bought houses on the development!

Working closely with the surrounding community is important to Story Homes and as part of their community works in Wigton, school children were invited along for a site visit. Visits such as these are not only an opportunity for children to learn how houses are built, but an important health and safety lesson on how to keep safe and sound by keeping away from building sites.

Clifton Hill Gardens is a superb development in the pretty village of Clifton, near Penrith. This was an exceptional collection of 2, 3, and 4 bedroom properties built in a stylish mix of materials including local sandstone, which added to the charm and character of the area whilst giving an established feel to the development. This proved to be an extremely popular development with all the homes selling out a year earlier than expected.

Story Homes were keen to build a real community atmosphere and worked closely with the local community already in the area. This involved help with the refurbishment of the Village Hall; arguably the lynchpin of this thriving community. Story Homes also made a £2,000 donation for a defibrillator which will see Clifton Parish take ownership on behalf of the community.
