If you’re ready to secure your dream Story home and have a home to sell, we will help you to sell your current property without the estate agency fees. If you fail to secure a sale, we’ll be your guaranteed buyer.

How does Part Exchange Plus work?

Step one – find out which homes are available with the scheme

Speak to one of our Sales Executives to find out which homes are available with Part Exchange Plus.

Step two – we will organise the valuations of your property

Once you have chosen your Story home, complete an application form. We will then work with up to three local estate agents to conduct independent valuations and agree the market price for your property.

Step three – we will help you to sell your home

Once the valuations are complete and a selling price agreed, we will start to market your property, aiming to find you a suitable buyer and achieve the best price possible.

Step four – we can act as your guaranteed buyer

If we are unable to sell your property after it has been on the market for an agreed period of time, Story Homes will act as your buyer. We will make you an offer for your property based on the independent valuations and you can reserve your dream Story home.

Part Exchange Plus is available on selected plots and developments only and is subject to terms and conditions. You must enter into an Agreement with Story Homes concerning the sale of your existing property, which will take effect for a specified period of time. A sample of our Agreement can be obtained from your Sales Executive. Under the Agreement terms you agree to Story Homes nominating its own estate agents who will market and sell your existing property. You agree you will have no control over which estate agents Story Homes instruct, or the terms of the appointment. Story Homes will pay the estate agent’s commission for marketing and selling your existing property up to the value of £2,500 plus VAT, provided you complete the purchase of a new Story plot. You agree not to instruct another estate agent to sell your existing property until our Agreement has ended, that no party is currently negotiating to purchase your existing property and that no introduction has already been made by another party.

You will be responsible for dis-instructing your existing estate agent and for meeting any abortive costs or dual agency fees that may become due to your existing agent as a result of this under the terms of your agreement with them. You agree to allow reasonable access to your existing property for viewings and survey purposes and to co-operate fully with Story Homes estate agents in their endeavours to market and sell your existing property.

If no acceptable offer is received within the time period set out in the Agreement (usually 4-6 weeks from the start of marketing), Story Homes reserve the right to review the sale price of your existing property and the Agreement terms.

Once a purchaser is found, if for any reason you withdraw from purchasing a new Story plot and proceed to sell your existing property within 6 months to a purchaser introduced by Story Homes or its estate agents, a commission will be payable to Story Homes of 1.5% plus VAT of the sale price achieved. You will also be wholly responsible for the estate agent’s commission.

If after 10 weeks of marketing your existing property no acceptable offer is received, Story Homes may offer to Part Exchange your property. In these circumstances the terms and conditions relating to our Part Exchange scheme will apply and are available to view here.
