Artists’ impressions and photographs

Artists’ impressions are drawn from an imaginary viewpoint within an open space and are intended to give an impression of the house design. Photographs are from Story Homes developments across the UK and are intended to show typical street scenes. Neither the artists’ impressions nor the photographs are intended to give an accurate description of any specific property offered for sale, its setting or its surroundings.

Development layouts

These do not show final details of gradients of land, boundary treatments, local authority street lighting or landscaping. We aim to build according to the layout, but occasionally we do have to change house designs, boundaries, landscaping and the positions of roads, footpaths, street lighting and other features as the development proceeds.

Floor plans

The dimensions shown on the floor plans of our homes are approximate: each home is built individually and so the precise measurements may vary from that shown although every endeavour is made to make the dimensions as accurate as possible. We give maximum dimensions that include fitted wardrobes, sloping ceilings, bay windows and any other features.

Price information

Please note that all the prices shown on our website are guide prices, which were correct at the time of being published but are subject to change without notice. Please contact the relevant Marketing Suite at the development for accurate price information.

Show homes and e-tours

Please bear in mind that the furniture, soft furnishings and wall-coverings in our show homes are not part of our standard specification. Optional extras have been fitted to the show homes, some of which may be available for your own Story Homes new home. For further information, please contact the relevant Marketing Suite at the development you are interested in.

Our Specification

The specification may be subject to change as necessary and without notice. Any photographs or computer generated images are indicative of the quality and style of the specification and may not represent the actual fittings and furnishings at the development. Specification is not intended to form part of any contract or warranty unless specifically incorporated in writing into the contract. Please refer to the Consumer Code for Homebuilder for further information. Pricing is non-negotiable and subject to change up until you have placed your order and paid for your optional extras. Pricing applies to selected items if you are choosing them for the first time, or upgrading from a lesser specification already included in your new home.

Buyer Assistance schemes

At Story Homes we want your experience of buying your new home to be as easy as possible. That is why we offer various buyer incentive schemes. As these are development and plot specific, please contact the relevant Marketing Suite for details of what type of buyer assistance scheme is available at the development you are interested in.

Incentives

Incentives are plot and site specific and cannot be used in conjunction with any other offer. Please ask a Sales Executive for advice on which incentives are available on specific plots.

Story Homes 2020 vision is valid for customers reserving between 3rd January and 16th February 2020. Customers will have the choice of two packages when they reserve selected plots on selected developments, packages will be fulfilled when the customer legally completes. For specific package details and T&Cs please speak to a Sales Executive. Cannot be used in conjunction with any other offer. Packages are not covered by the homeowners 2-year warranty and will be organised by NDL Group. Subject to change without prior notice, packages are valid until 31st May 2020, if customers complete after this date NDL group cannot guarantee costs or availability.

Shared Ownership scheme

Figures above are based on 2.75% rent. All properties are leasehold and will be subject to a Building Insurance payment, amount to be confirmed. Management charges to Heylo and Story Homes apply. You must satisfy certain criteria to qualify for Shared Ownership.

6 months mortgage paid

5% deposit paid

Cumbria and Scotland sites T&Cs: Story Homes will pay up to 5% of the purchase price of the selected plot, as agreed at point of reservation. To be eligible for the deposit match the customer must be able to prove at point of reservation that they are in possession of the agreed deposit amount and be qualified by a recommended Financial Advisor. The customer must pay the standard reservation charge on their selected plot. Deposit match value will be deducted from total sale price on legal completion. Deposit match is available on selected plots only, and is subject to Story Homes standard terms and conditions. Deposit Match cannot be used in conjunction with any other offer. Story Homes reserves the right to withdraw this offer at any time without notice. Any promoted Story Homes offer is subject to terms and conditions. Offers are available on selected plots only, are subject to availability and cannot be used in conjunction with any other offer.

Part Exchange

Part Exchange is available on selected plots and developments only. £500 administration fee will be retained if reservation is cancelled or expires. The value of your property should be no more than 70% of the value of your new Story home. Part Exchange is only available up to a maximum value of £250,000^ for your current property. (^Higher values may be considered depending on the purchase price of a specific plot, please ask our Sales Executive) The property must be under 100 years old and in a good general state of repair. You must provide a Gas Safety Inspection Certificate & NICEIC Electrical Report dated within 6 months as at legal completion. All necessary consents for alterations and/or extensions must be provided to your conveyancer, even if the work was carried out by a previous owner. All carpets, curtains, blinds and light fittings are to remain. Any offer made by us under the Part Exchange scheme is subject to any necessary surveys and reports and is based on a realistic selling price within a six-week period. You must allow reasonable access for viewings of your property. Cannot be used in conjunction with the Help to Buy scheme or any other Story Homes promotion. We may not consider the following: Commercial property or property located in close proximity to commercial properties; property with a history of structural defects requiring a specialist structural report; or which has been rebuilt or underpinned or in an area known to have a history of structural problems; leasehold property where the lease has less than 90 years to run (if there is less than 80 years left on the lease and the owner is able to buy the freehold then the property may be considered); any property that has a limited saleability, this would include flats and one-bedroom properties; property which has a defective legal title or flying freehold; property on unmade/unadopted roads; property that requires excessive repairs or improvement; any property which our valuers advise are unsuitable for Part Exchange; ex council, ex corporation and local authority housing; property which has no NHBC or architects’ certificate where the property is less than 10 years old; property that is subject to an occupancy clause. Part Exchange is subject to Story Homes’ General Terms and Conditions available on our website.

Home Move

Home Move is available on selected developments/plots and is subject to terms and conditions. You must enter into an Agreement with Story Homes concerning the sale of your existing property, which will include a time period for the Agreement. A sample of our Agreement can be obtained from your local sales office. You agree to Story Homes appointing nominated estate agents who will market and sell your existing property. You agree you will have no control over which estate agents we instruct, or the terms of that appointment. We agree to pay the estate agent’s commission plus VAT for marketing and selling your existing property provided you legally complete on the purchase of a new Story home up to the value of £2,500 plus VAT. You agree not to instruct another estate agent to sell your existing property until our Agreement has ended, that no party is currently negotiating to purchase your existing property and that no introduction has already been made by another party. In the event that any existing contract with your estate agent cannot be cancelled without penalty, or if there is a penalty for dual agency, Story Homes will not be liable for any extra fees as we cannot be responsible for obligations contained in third party contracts. Please note that you will be liable for dis-instructing your existing estate agent and for any abortive costs or dual agency fees according to your contract. You agree to allow reasonable access to your property for viewings and survey purposes and to co-operate fully with our estate agents in their endeavors to market and sell your property. If no acceptable offer is received within the time period set out in the Agreement (usually 4-6 weeks from the start of marketing), we reserve the right to review the sale price of the property and the Agreement. You are liable for 2% of the sale price if we secure you a buyer and you do not reserve a Story Homes property. Open or floating Home Move available on any plot on the open market that is released for sale. The Home Move plot will not be held, if the plot sells then the open Home Move can be moved to another available plot.

Help to Buy: Equity Loan scheme

Help to Buy: Equity Loan is subject to eligibility, terms and conditions. It is available on properties up to a maximum value of £600,000 in England. If you qualify for Help to Buy assistance and you raise a mortgage of at least 75% of the purchase price of your new home from a lender, you can borrow up to 20% of the purchase price by taking out an equity loan secured over your new home from the Government’s Homes & Community Agency (HCA) over a period of 25 years. This equity loan is interest free for the first five years. There is a monthly £1 admin fee. A 5% deposit is required by the lender. More may be required depending upon circumstances and your lender’s criteria.
