Artists’ impressions are drawn from an imaginary viewpoint within an open space and are intended to give an impression of the house design. Neither the artists’ impressions nor the photographs are intended to give an accurate description of any specific property offered for sale, its setting or its surroundings.

Development layouts

These do not show final details of gradients of land, boundary treatments, local authority street lighting or landscaping. We aim to build according to the layout, but occasionally we do have to change house designs, boundaries, landscaping and the positions of roads, footpaths, street lighting and other features as the development proceeds. Any information that is available regarding future development or phases will be provided by our Sales Executive in advance of reservation.

Please note CGIs are for illustrative purposes only; external finishes such as roof tile colours, brick, stone, render and landscaping vary between plots. Properties may also be built ‘handed’ (mirror image) of those illustrated.  Dimensions are for guidance only and all measurements and areas may vary during construction. Dimensions and furniture indicated are not intended to be used for carpet sizes, appliance space or items of furniture. Show homes and e-tours

Please bear in mind that the furniture, soft furnishings and wall-coverings in our show homes are not part of our standard specification. Optional extras have been fitted to the show homes, some of which may be available for your own Story Homes new home. Deposit Contribution

Deposit Contribution is available on selected plots and only at the developments where it is specifically advertised as being available.  Story Homes will contribute towards the overall deposit sum required for the purchase price of the selected plot, as agreed at point of reservation. The maximum contribution amount will be stated within the advertisement but will not exceed 5% of the selected plot purchase price.  To be eligible for Deposit Contribution you must be able to prove at the point of reservation that you are in possession of sufficient funds to meet your contribution towards the agreed deposit amount and that you have been financially qualified by an Independent Financial Advisor. You must pay the standard reservation charge on the selected plot on reservation. The Deposit Contribution will be deducted from the total sale price of the selected plot on legal completion and cannot be exchanged for a cash payment.. Contribution towards specification upgrades and optional extras

Contributions towards specification upgrades and optional extras are available on selected plots and only at those development where the incentive is specifically advertised as being available.  The contribution amount will be stated within the advertisement but will not exceed 5% of the purchase price and cannot be exchanged for a cash payment. Story Homes reserves the rights to request a 50% payment for the total value of the agreed upgrades/optional extras if contracts have not been exchanged and choices need to be submitted. This amount will be reflected in the completion statement issued to solicitors and deducted from the monies due from you at legal completion. Cash Discount

Money off a plot is available on selected plots and only at those developments  where the incentive is specifically advertised as being available. Moving package

Shared Ownership Scheme

Figures advertised will display the rental percentage it is based on. All properties are leasehold and will be subject to a rent sum and a building Insurance premium payment due to the housing association as freeholder. The amounts will be confirmed at point of reservation. Estate management charges payable  to housing association and by the Housing association to Story Homes will apply and the amounts will be confirmed. Low-cost/affordable housing scheme

Properties that fall into the local council’s low-cost/affordable housing schemes will be marketed on the Story Homes website as ‘affordable’ and will display the discounted market value. The discount will vary between developments and will be stated within the advertisement. Acceptance for the low-cost housing/affordable scheme will be subject to meeting criteria set out by the  local council in whose area the development is situated. All incentives and schemes are subject to a 28-day exchange of contracts  after which period unless expressly agreed in writing to the contrary Story Homes  reserves the right to remove or amend any incentive or scheme.

Part Exchange

Part Exchange is available on selected plots and developments only. A £100 administration fee will be retained out of the reservation fee paid if the reservation is cancelled or expires. The value of your property should be no more than 70% of the value of your new Story home. Part Exchange is only available up to a maximum value of £200,000^ for your current property. (^Higher values may be considered depending on the purchase price of a specific plot, please ask our Sales Executive) Your current property must be under 100 years old and in a good general state of repair. You must have a Gas Safety Inspection Certificate & NICEIC Electrical Report dated no older than 6 months at the time of legal completion. All necessary consents for alterations and/or extensions must be available for us to see, even if the work was carried out by a previous owner. All carpets, curtains, blinds and light fittings are to remain. Any offer made by us under the Part Exchange scheme is subject to any necessary surveys and reports. You must allow reasonable access for viewings of your property. We may not consider the following: Commercial property or property located in close proximity to commercial property; property with a history of structural defects requiring specialist structural reports; property that has been rebuilt or underpinned or is in an area known to have a history of structural problems; leasehold property where the lease has less than 80 years to run (if there is less than 80 years left on the lease and the owner is able to buy the freehold then the property may be considered); any property that has a limited saleability, this would include flats and one-bedroom properties; property which has a defective legal title or flying freehold; property on unmade/unadopted roads; property that requires excessive repairs or improvement; any property which our valuers advise are unsuitable for Part Exchange; ex council, ex corporation and local authority housing; property which has no NHBC or architects’ certificate where the property is less than 10 years old; property that is subject to an occupancy clause. Part Exchange is subject to Story Homes’ General Terms and Conditions available on our website.

Home Move

Home Move is available on selected developments/plots and is subject to terms and conditions. You must enter into an Agreement with Story Homes concerning the sale of your existing property, which will take effect for a specified period of time. A sample of our Agreement can be obtained from your local sales office. Under the Agreement terms you agree to Story Homes nominating its own estate agents who will market and sell your existing property. You agree that you will have no control over which estate agents Story Homes instruct, or the terms of the appointment. Story Homes will pay the estate agent’s commission for marketing and selling your existing property up to the value of £2,500 plus VAT, provided you legally complete on the purchase of a new Story Homes plot. You agree not to instruct another estate agent to sell your existing property until our Agreement has ended, that no other party is currently negotiating to purchase your existing property and that no introduction has already been made by another party.

You will be responsible for dis-instructing your existing estate agent and for meeting any abortive costs or dual agency fees that may become due to your existing estate agent as a result of this under the terms of your agreement with them. You agree to allow reasonable access to your existing property for viewings and survey purposes and to co-operate fully with Story Homes estate agents in their endeavours to market and sell your existing property.

If no acceptable offer is received for your existing property within the period of 6 weeks from the start of its marketing by Story Homes choice of estate agents, Story Homes reserves the right to review the asking price of the property and the Agreement terms. At this point either party is entitled to withdraw from the Agreement without penalty.

Once a purchaser is found, if for any reason you withdraw from purchasing a Story home and proceed to sell your existing property within 6 months to a purchaser introduced by Story Homes or its estate agents, a commission will be payable to Story Homes of 1.5% plus VAT of the sale price achieved. You will also be wholly responsible for the estate agent’s commission.

Open or floating Home Move is available on any open market new Story home that is released for sale. In the case of an Agreement under the open or floating Home Move Scheme, the new Story home recorded in the Agreement as being of interest to you is not exclusive to you and shall continue to be available to any third party who is able to proceed with full reservation. Your open or floating Home Move can then be moved to identify another available open market new Story home that is acceptable to you.

Early Bird Scheme

Available on selected plots only, subject to availability and cannot be used in conjunction with any other offer. Story Homes reserve the right to withdraw or alter these offers at any time. An Early Bird Reservation holds the Plot for the Purchaser until it is released for sale.  Exact Plot pricing and build timescales are not currently available.  Any estimated build dates are for guidance only and cannot be guaranteed.  Purchasers have 24 hours to confirm they wish to proceed to full reservation or to cancellation once a price is given. Story Homes requires a decision to be made in the form of written confirmation.  If a decision has not been made either way within the 24-hour period, thereafter, the Plot will go on the open market for sale and £50 of the reservation fee will be retained by Story Homes for administration purposes.  The Reservation Fee is deducted from any additional fee payable if the Purchaser accepts the price given and proceeds to a full reservation to purchase the Plot. Help to Buy: Equity Loan scheme 2021-23

Help to Buy: Equity Loan (2021-2023): Eligible homebuyers can borrow 5% to 20% (40% in London) of the market value of a newly built home. Regional property price limits will apply. The equity loan is interest free for 5 years; monthly interest payments start at 1.75% and rise each year in April by the Consumer Price Index (CPI) plus 2%. Pay a £1 monthly management fee from the start. Repay your equity loan at the end of your mortgage or equity loan term, when you sell your home or any time before. The lender, Homes England, secures the equity loan as a second charge on your home. Help to Buy is subject to eligibility, terms and conditions: www.helptobuy.gov.uk. Your home may be repossessed if you do not keep up repayments on your repayment mortgage, equity loan or other loans secured against it.

Mortgage Assist scheme

The Mortgage Assist scheme is available on selected plots and only at those developments where it is specifically advertised as being available. The “Mortgage Assist scheme” payment will be made upon legal completion of the purchase. The contribution amount will be subject to affordability as calculated by our Independent Financial Advisor and will not exceed 5% of the purchase price. Proof of the mortgage payment amount due to be paid within the first 12 months of the loan is required. Should your payments total less than 5% of the purchase price no alternative will be offered.
