106 new homes including 50% affordable housing: Story Homes gets the green light for Dialstone Lane

November 2026

We’re set to deliver 106 new homes in Offerton, half of which will be affordable, after securing planning approval to transform the site on Dialstone Lane.

The decision, made by Stockport Council’s Planning Committee on 5 November, marks a major step forward for us, unlocking plans for a mix of three-, four- and five-bedroom homes alongside new public open space, play facilities and landscaping.

With 50% of the homes designated as affordable, our development will make a meaningful contribution towards meeting Stockport’s housing needs, while offering a mix of homes for different households.

Located between Brooklyn Road and Hornbeam Close, the land was historically used by Stockport Grammar School but has remained unused since 2015. We’ve worked closely with the Council over the last 12 months to shape our plans.

But our proposals go beyond new homes.

The approved scheme will introduce a children’s play area and landscaping, alongside measures to encourage wildlife and enhance biodiversity, creating an attractive setting for both new and existing residents to enjoy.

Our development will also bring wider benefits to the area, with investment in local infrastructure and community facilities secured through a Section 106 Agreement* totalling over £1.9 million, including a sports mitigation scheme.

Siobhan Sweeney, Senior Land Manager, Story Homes North West, said:

“Securing approval for Dialstone Lane is a fantastic result and an important step towards bringing 106 much-needed new homes to Stockport.

“With half of the development dedicated to affordable housing, this scheme has the potential to make a real difference to local housing provision. But it’s about more than just delivering homes – we’re creating a new neighbourhood with green spaces, play provision and wider benefits for the community.

“We’ve worked hard to bring forward proposals that make the most of this site, and we’re looking forward to turning those plans into reality. The development will also create opportunities for local tradespeople, contractors and suppliers, bringing further investment into the area.”

We’re expecting construction to get underway in 2027, subject to the discharge of planning conditions, marking the next step in bringing our new development to life.

*A Section 106 Agreement is a legal agreement between an applicant seeking planning permission and the local planning authority, which is used to mitigate the impact of new development on the local community and infrastructure.
