How to get “Reservation Ready” and secure your dream Story home

Buying a new home is one of the most exciting purchases you’ll ever make – and when it’s a Story home, it feels even more special. But because it’s not something you do every day, it’s natural to have plenty of questions about the reservation process and what to expect along the way.

What does “reservation ready” mean?

It means you’ve got all the key documents and finances in order before you find your perfect Story home. That way, once you do, you can reserve straight away without delays.

What do I need to be able to reserve?

To reserve your chosen plot, you’ll need:

  • A Decision in Principle (DIP) or proof of funds covering the cost of the plot

  • A memorandum of sale (if you’re selling, your chain must be complete)

  • The £1,000 reservation fee

  • A plot that’s available for sale

What is a Decision in Principle (DIP) and why do I need one?

A DIP is confirmation from a lender that they’d likely offer you a mortgage based on your financial details. It proves to the developer that you’re a serious buyer and helps you understand what you can afford.

How do I get a DIP?

One of our mortgage advisers can arrange this for you, often in a single appointment. They’ll look at your income, credit history, and outgoings, then approach lenders to get your DIP quickly.

What does my proof of funds need to cover?

Your proof of funds should show you can pay for:

  • The deposit amount (varies by plot and development)

  • Stamp Duty (if applicable)

  • Conveyancing and other fees

  • The reservation fee

Will being “reservation ready” help me secure my preferred plot or home type?

Yes. Plots can sell very quickly, so being reservation ready means you can act immediately and increase your chances of securing the home you really want.
