We are delighted to announce that we have secured a resolution to grant planning permission, subject to completion of a Section 106 Agreement*, for a new residential development of 219 high-quality homes in the market town of Brampton. The scheme will build on the success of the adjacent Winchester Place development and help meet continued demand for new homes in the area.
Cumberland Council resolved to grant planning consent for the scheme at its Planning Committee meeting on Wednesday 27 May. The approved scheme will deliver a range of two- to six-bedroom homes designed to appeal to a variety of buyers, including first-time buyers, growing families and downsizers. In line with local policy, 30% of the homes – totalling 65 properties – will be delivered as affordable housing for eligible local people.
The new development has been carefully designed to create a sustainable and attractive new neighbourhood, with a strong focus on green infrastructure and biodiversity. Plans include on-site play provision for families, extensive public open space enhanced to deliver Biodiversity Net Gain, and additional off-site mitigation measures to further support local ecology. Sustainability measures will also feature throughout the development, including electric vehicle charging points and photovoltaic (PV) solar panels to support more energy-efficient living.
Phil Fell, Cumbria & Scotland Senior Land Manager at Story Homes, said:
“We’re delighted to have secured a resolution to grant planning permission at Committee for this exciting new development in Brampton. Following the success of Winchester Place, we’re proud to continue investing in the town and delivering high-quality homes that respond to local housing needs.
“This scheme has been thoughtfully designed to create a sustainable new community with high-quality public open space, a dedicated play area, and energy-efficient features throughout. Alongside the new homes, the development will also deliver significant investment into local infrastructure and services, benefiting both new and existing residents.”
As part of the Section 106 agreement, the development will contribute more than £830,000 towards local infrastructure and community improvements. This includes funding for primary education provision, improvements to off-site sports pitches and associated infrastructure and highway works.
The construction phase is expected to deliver economic benefits locally through the creation of employment opportunities across subcontractors and supply chains, while also supporting local businesses and services as the community grows.
We remain committed to investing in Brampton and the wider Cumbria region, creating thriving communities that combine high-quality homes with green spaces and infrastructure to support modern family life.
On-site works for the new development are expected to commence in early 2027.
*A Section 106 is a legal agreement between an applicant seeking planning permission and the local planning authority, which is used to mitigate the impact of any new homes on the local community and infrastructure.
