New development would follow the success of Winchester Place
We are pleased to confirm the submission of a full planning application to Cumberland Council for a proposed new residential development in the market town of Brampton.
The plans propose the delivery of 219 new homes, offering a wide mix of high-quality properties ranging from 2 to 6 bedrooms. Of these, 30% (65 homes) would be delivered as affordable housing in line with local policy. The scheme would build on the success of Story Homes’ adjacent development, Winchester Place, which has become a thriving new community in Brampton.
Phil Fell, Land Manager for Story Homes, said:
“Brampton has already shown how a Story Homes community can thrive through Winchester Place, and we’re excited to take the next step with these proposals. Our aim is to create not just new houses, but a neighbourhood that people will be proud to call home.
“If approved, this development would deliver 219 high-quality homes that respond to local need, as well as economic and social benefits for the area. We’re looking forward to engaging with the council and the local community as the plans are considered.”
The proposals include the creation of a children’s play area, alongside generous areas of public open space which would be enhanced to support Biodiversity Net Gain. Sustainability is at the heart of the scheme, with features such as electric vehicle charging points and solar panels forming part of the plans. Contributions towards local services and infrastructure would also be made through a Section 106 agreement*, with details to be confirmed as the application progresses.
If approved, the development would not only provide much-needed new housing but also bring economic benefits to Brampton. The construction phase would generate direct and indirect employment opportunities through Story Homes’ sub-contractor and supply chains, as well as supporting increased demand for local shops, services and facilities once the homes are occupied.
We remain committed to investing in Brampton and the wider Cumbria region, continuing to create thriving communities that combine high-quality homes with green spaces and infrastructure to support modern family life.

*A Section 106 Agreement is a legal agreement between an applicant seeking planning permission and the local planning authority, which is used to mitigate the impact of any new homes on the local community and infrastructure
