We are pleased to announce we have submitted revised plans to Westmorland and Furness Council for a development of 117 high-quality new homes on land off Cross Croft, a site allocated for housing within the adopted Eden District Local Plan.
The updated proposals maintain the originally proposed number of homes (117), offering a mixture of two to five-bedroom properties, with an increased provision of bungalows to better meet local housing needs. The homes feature modern, open plan layouts and external designs in keeping with the high-quality, distinctive street scenes for which we are known.

“Following further technical work and engagement with planning officers and key stakeholders, we have updated our plans for our proposed Appleby development to better reflect local priorities. This revised scheme maintains 117 homes but now includes more bungalows and 35 affordable homes – an important uplift from our original submission, ensuring greater accessibility and choice for the community.
“We’ve also improved pedestrian connectivity through and around the site, making it easier for people to move safely and conveniently while enjoying the local environment. Sustainability has been a key consideration in the updates, with EV charging points and solar panels integrated into the design.”
The scheme will also deliver a range of community benefits, including new green spaces, enhanced pedestrian routes, and contributions to local infrastructure via Section 106 agreements*. Off-site nutrient neutrality mitigation has been secured, ensuring the development will not adversely impact designated catchments.
We remain committed to investing in Appleby and the wider region. If approved, this development will create economic benefits during the construction phase through local employment opportunities and demand for supply chain services, as well as supporting the local community once the new homes are occupied.
The original application was submitted in October 2023, and these revised proposals have been designed to reflect the input of the local community. We look forward to working closely with Westmorland and Furness Council as the application progresses.
