Story Homes welcomes outline planning permission for 350 new homes on former Camelot Theme Park site

We are delighted to have received outline planning permission for up to 350 new homes on the former Camelot Theme Park site in Charnock Richard, following a successful Appeal decision by the Planning Inspectorate.

The decision paves the way for the transformation of the long-derelict, brownfield and Grey Belt site into a thriving new community, delivering much-needed homes, community facilities, green infrastructure and significant investment in the local area.

The approved scheme includes up to 350 new homes, with 50% affordable housing for eligible local people, representing a substantial contribution towards meeting local housing needs. Designed to complement the surrounding area, the development will provide a range of high-quality homes suitable for first-time buyers, growing families and downsizers alike.

Alongside new homes, the development will deliver a dedicated Community Hub, providing flexible space for co-working, meetings and activities for local groups, creating a valuable asset for both new and existing residents.

The plans also include a 10% biodiversity net gain on-site, through the enhancement of habitats for native wildlife, including the de-culverting of a section of Syd Brook to restore natural water flow and support local ecosystems.

“The approved scheme will deliver a wide range of benefits for the local area, including much-needed new homes, a significant proportion of affordable housing, new community facilities, environmental enhancements and investment in local infrastructure. We are committed to creating a high-quality development that will leave a positive and lasting legacy for Charnock Richard and the wider Chorley area.”

The development is expected to generate around £3 million in Community Infrastructure Levy (CIL)* contributions to support local infrastructure and services. In addition, the scheme will deliver approximately £1.85 million in Section 106** contributions, including investment in playing pitches, Public Rights of Way improvements, public transport services and amenity green space maintenance, helping to support sustainable growth and enhance local community facilities.

The construction phase will also provide a significant boost to the local economy, supporting an estimated 240 jobs through local contractors, subcontractors and supply chains over the lifetime of the development.

Once complete, the new homes are expected to generate approximately £12.3 million in annual household spending, helping to support local businesses, services and employment opportunities across the area.
