What is Part Exchange?

We buy your current property while you buy a Story Home, helping you to move into your dream home more quickly and easily.

We manage the sale of your existing home from start to finish. *

Who can use the Part Exchange scheme?

We will consider Part Exchange on eligible Story Homes plots for any homeowner with a suitable property to sell. It is a great solution for busy buyers who would like to or need to move quickly.

Why should you Part Exchange?

You will benefit from a guaranteed buyer for your existing home (us) and a guaranteed brand new home to move into. Make your move with no chain, no risk of losing your buyer or worrying about last minute hitches, no delay with securing your new home and no estate agency fees. Plus, you can stay in your current property until your Story Home is ready to move into.

How does Story Homes’ Part Exchange scheme work?

  1.   Choose a Story home on which Part Exchange is available, our Sales Executives can help you with this

  2.   We’ll check to see if your home qualifies for Part Exchange

  3.   Once qualified, we will instruct an independent valuation of your home with a target of marketing it at a realistic price and the aim of securing a buyer within six weeks

  4.   We will make you an offer based on the independent valuation and if you are happy with this, you can reserve your Story home

  5.   Our Sales Executive will guide you through the buying process and manage the sale of your property for you – all we ask if that you allow reasonable access to your property for viewings

Terms & Conditions

Part Exchange is available on selected plots and developments only. £500 administration fee that will be retained if reservation is cancelled or expires. The value of your property should be no more than 70% of the value of your new Story home. Part Exchange is only available up to a maximum value of £200,000^ for your current property. (^Higher values may be considered depending on the purchase price of a specific plot, please ask our Sales Executive) The property must be under 100 years old and in a good general state of repair. You must have a Gas Safety Inspection Certificate & NICEIC Electrical Report dated within 6 months. All necessary consents for alterations and/or extensions must be available for us to see, even if the work was carried out by a previous owner. All carpets, curtains, blinds and light fittings are to remain. Any offer made by us under the Part Exchange scheme is subject to any necessary surveys and reports. You must allow reasonable access for viewings of your property. Cannot be used in conjunction with the Help to Buy scheme. We may not consider the following: Commercial property or property located in close proximity to commercial property; property with a history of structural defects requiring specialist structural report; or has been rebuilt or underpinned or in an area known to have a history of structural problems; leasehold property where the lease has less than 80 years to run (if there is less than 80 years left on the lease and the owner is able to buy the freehold then the property may be considered); any property that has a limited saleability, this would include flats and one-bedroom properties; property which has a defective legal title or flying freehold; property on unmade/unadopted roads; property that requires excessive repairs or improvement; any property which our valuers advise are unsuitable for Part Exchange; ex council, ex corporation and local authority housing; property which has no NHBC or architects’ certificate where the property is less than 10 years old; property that is subject to an occupancy clause.
