Story Homes and Bellway Homes purchase new site on land at Blackpool Road, Poulton

April 2024

New development could bring over £1.5m in community improvements to benefit local people

We are delighted to announce that working alongside Bellway Homes, we have purchased a new site for residential development on land at Blackpool Road in Poulton.

The joint venture will see us working in partnership with Bellway Homes to deliver 300 new homes as part of a high quality scheme, delivering much-needed new homes to complement the local area. We are proposing to develop 143 of the homes with Bellway Homes delivering the remaining 157.

Our proposed scheme will include a range of one to six-bedroom properties, 30% of which will be affordable homes for people with a connection to the local area. The new development would also include the conversion of 9.8 acres of farmland to new wildlife rich habitat, as well the delivery of approximately 7.4 acres of new public open space across the scheme and enhancements to the public right of way which crosses the site.

We are no stranger to working flexibly when it comes to securing new land opportunities, recently entering into similar joint venture partnerships across our operating areas.

As part of the new scheme, we would make a number of significant community payments in line with the Section 106 Agreement* requirements, totalling over £1.5m. This includes contributions towards local highways improvements, medical and education schemes to benefit new and existing local residents.

Adam Galleymore, North West Operations Director for Story Homes, said: “We are delighted to have completed the purchase of this new site in Poulton alongside Bellway Homes. This is a key site for Story Homes as we continue our growth plans in the region.

“Our portion of the site will deliver a range of one to six-bedroom modern, family homes from our Story Collection, designed to suit the flexible living that people are looking for in a new home. Our existing developments in Poulton and in the wider Lancashire area have proved to be extremely popular with customers, and we’re looking forward to bringing more of our high-quality homes to the area.”

This new residential development would also create benefits for the local economy during the construction phase as a result of direct and indirect employment opportunities through the sub-contractor and supply chains, as well as an increased demand for local services when the new homes are occupied.

Managing Director at Bellway North West, David Williams, said: “Developing alongside Story Homes, we are pleased to bring forward this exciting new scheme of 157 new build homes in Poulton le Fylde. Designed around the homebuyer, the development will feature beautiful house types from Bellway’s award winning Artisan collection, a superb selection of high quality homes that offer flexible, well planned living space plus energy saving and sustainable design features.

“Well established in Lancashire, Bellway is developing across the region and is currently looking forward to releasing the first homes for sale at Alderstone Park, its latest development of 228 homes in nearby Great Eccleston, which is part of a wider scheme to bring much needed new homes and community facilities to a popular semi-rural residential area.”

We are aiming to submit a planning application to Wyre Council for this scheme next month, with works commencing in summer 2025, subject to planning application approval.

* A Section 106 Agreement is a legal agreement between an applicant seeking planning permission and the local planning authority, which is used to mitigate the impact of any new homes on the local community and infrastructure
