New development could bring over £1.5m in community improvements to benefit local people
We are delighted to announce that working alongside Bellway Homes, we have purchased a new site for residential development on land at Blackpool Road in Poulton.
The joint venture will see us working in partnership with Bellway Homes to deliver 300 new homes as part of a high quality scheme, delivering much-needed new homes to complement the local area. We are proposing to develop 143 of the homes with Bellway Homes delivering the remaining 157.
Our proposed scheme will include a range of one to six-bedroom properties, 30% of which will be affordable homes for people with a connection to the local area. The new development would also include the conversion of 9.8 acres of farmland to new wildlife rich habitat, as well the delivery of approximately 7.4 acres of new public open space across the scheme and enhancements to the public right of way which crosses the site.
We are no stranger to working flexibly when it comes to securing new land opportunities, recently entering into similar joint venture partnerships across our operating areas.
As part of the new scheme, we would make a number of significant community payments in line with the Section 106 Agreement* requirements, totalling over £1.5m. This includes contributions towards local highways improvements, medical and education schemes to benefit new and existing local residents.

This new residential development would also create benefits for the local economy during the construction phase as a result of direct and indirect employment opportunities through the sub-contractor and supply chains, as well as an increased demand for local services when the new homes are occupied.

We are aiming to submit a planning application to Wyre Council for this scheme next month, with works commencing in summer 2025, subject to planning application approval.
