We are delighted to announce that full planning approval has been granted by North Tyneside Council for the first phase of residential development at Killingworth Moor, paving the way for the delivery of 169 high-quality new homes.
North Tyneside Council resolved to grant planning consent for the scheme, which will be named ‘Killingworth Gate’, at its Planning Committee meeting on 10 December 2025. The site benefitted from existing planning permission, which we inherited with the wider land purchase in July 2024. After acquisition, we submitted a layout variation to refine and enhance the proposals, that required Committee approval.
The approved scheme will offer a mix of two to five-bedroom homes, designed to meet the needs of local families and first-time buyers, including a proportion of homes which will be classed as affordable housing, helping to provide greater access to housing for local people.
In addition to a variety of house types, the development will feature extensive landscaping and the planting of mature trees, creating welcoming green spaces that enhance the local environment, support biodiversity, and provide an attractive setting for residents.

Initial highway infrastructure works have already started on site, including the creation of a new roundabout off the B1317 creating a new access to the first phase of development. Further significant highway infrastructure works including a new dumbbell roundabout from the existing A19 interchange are anticipated to commence next winter, which is required to support this and surrounding developments. These works form an integral part of the wider Killingworth Moor Masterplan, ensuring safe, well-connected access for future residents.
The development is supported by a Section 106 Agreement*, securing financial contributions of £2.8m in the first phase and infrastructure improvements that will benefit both new and existing residents. Potential contributions could include investment in local education, healthcare, transport, and public open space.
Killingworth Moor is one of two Strategic Allocations identified in North Tyneside Council’s Local Plan, alongside Murton Gap, which incorporates our existing Robinson Fields development at Rake Lane. Once complete, these sites will positively contribute towards the Council’s masterplan aspirations, delivering homes, education provision, employment opportunities, green spaces, and new infrastructure to support sustainable and well-connected communities.
Construction at Killingworth Gate is anticipated to begin in spring 2026.
