Story Homes submits plans for 205 new homes in Nunthorpe

We are pleased to announce the submission of a full planning application for a new residential development on land at Nunthorpe Grange, Nunthorpe.

The application, submitted to Middlesbrough Council, proposes 205 high-quality new homes and will make an important contribution towards local housing delivery. The scheme will deliver a range of well-designed, three to six-bedroom properties to complement the existing area. From first-time buyers to downsizers or those looking for a ‘forever’ family home, this new development will provide much-needed new homes for residents at different life stages.

The proposed development also promises to bring a range of wider community benefits to the local area. It will complement existing amenities such as the Nunthorpe and Marton Playing Fields Association and the Nunthorpe Rackets Club, while also aligning with proposed facilities, including a new community centre being brought forward by the Council. Together, these elements reflect a comprehensive and coordinated vision for a thriving, well-connected community.

As part of Story Homes’ commitment to environmental sustainability, the development will deliver measures to improve biodiversity, ensuring that the natural surroundings are protected and enhanced for future generations. High-quality landscaping and green spaces will ensure the development integrates harmoniously into its surroundings without disrupting the local environment.

As part of the scheme, Story Homes will work closely with the Council to agree a package of community measures and contributions in line with the Section 106 Agreement*. Such contributions will provide support but not limited to infrastructure improvements to benefit new and existing residents, education, open space, transport, and an off-site affordable housing contribution.

The development will also include a carefully designed new access point to the south of the site, helping to manage traffic flow and reduce disruption to surrounding roads. Enhanced pedestrian and cycle connectivity will be a priority, with improvements to the existing Public Right of Way and the addition of new footpaths and cycle lanes that connect to the wider network. A comprehensive sustainable drainage strategy will manage surface water through attenuation basins and swales, reducing flood risk and supporting the local ecosystem. The scheme will also deliver significant new public open space for recreation and community use, alongside a measurable biodiversity net gain through sensitive landscaping and habitat creation. Together with the Section 106 contributions, these improvements will ensure the development is well integrated and brings lasting benefits to the local community.

The scheme is also expected to bring economic benefits locally, creating jobs during construction through local subcontractors and suppliers, and boosting demand for services and amenities once the homes are occupied.

It is anticipated that a decision on these plans will be received from Middlesbrough Council by winter 2025.
