Story Homes submits plans for 205 new homes in Whitburn

February 2026

We are pleased to announce the submission of a full planning application to South Tyneside Council for a proposed new residential development on land off Mill Lane, Whitburn.

The plans include the delivery of 205 new homes, offering a wide mix of high-quality properties ranging from one-bedroom apartments to five-bedroom family homes. Of these, 40% will be delivered as affordable housing, in line with local policy, helping to meet local housing needs.

Amanda Stephenson, Head of Land for Story Homes North East, said:

“Whitburn is a thriving area with strong community spirit, and we’re excited to bring forward these proposals. Our goal is to create a development that not only provides a variety of homes for people at all stages of life, but also enhances the local environment, with generous green spaces, an improved play area, and a sustainable drainage strategy. We look forward to working closely with South Tyneside Council and the local community as the application progresses.”

The homes have been thoughtfully designed for flexible living, featuring open plan internal layouts and high-quality external finishes that create the distinctive street scenes for which Story Homes is renowned.

The development will be supported by a Section 106 Agreement*, securing financial contributions and infrastructure improvements that will benefit both new and existing residents. Potential contributions could include investment in local education, healthcare, transport, and public open space.

The proposals include enhanced areas of public open space, a new children’s play area, and a comprehensive SuDS strategy to manage surface water sustainably. Biodiversity and sustainability are central to the scheme, with green spaces thoughtfully integrated throughout the development.

If approved, the development would not only provide much-needed new housing but also bring economic benefits to Whitburn. The construction phase is expected to generate employment opportunities through Story Homes’ supply chain, and the completed homes would support local shops, services, and community facilities.

Story Homes is committed to creating thriving communities in South Tyneside, combining high-quality homes with green spaces and infrastructure to support modern family living.

Section 106*: A legal agreement between a developer and the local planning authority, used to mitigate the impact of new homes on the local community and infrastructure.
