Proposed scheme aims to deliver high-quality homes and over £4 million in local infrastructure contributions
We are pleased to confirm the submission of a full planning application for a new residential development comprising 287 homes on land in Burscough, West Lancashire.
The application, submitted to West Lancashire Borough Council, proposes a mix of one to six-bedroom homes, including 35% affordable housing, to help meet local housing needs. The development will offer a wide range of property types suited to first-time buyers, growing families, and downsizers alike.

As part of its investment in the area, Story Homes will provide on-site open space and undertake upgrades to the Public Right of Way that crosses the site. This will enhance connectivity between the surrounding communities, encouraging active travel and ensuring seamless integration with surrounding neighbourhoods.
A Community Infrastructure Levy (CIL)* contribution of over £4.1 million is expected, which will support local infrastructure, including education, transport, and other essential services. While Section 106** contributions are still to be agreed, they will further ensure that the development delivers tangible benefits for both new and existing residents.
The scheme also places a strong emphasis on environmental sustainability, featuring a comprehensive landscaping strategy and measures to protect and enhance local biodiversity. In addition, the development will incorporate sustainable technologies throughout, including electric vehicle (EV) charging points and photovoltaic (PV) solar panels, supporting greener living and helping future residents reduce their carbon footprint.
The government has set an ambitious target to deliver 1.5 million homes in this parliament in order to deal with the national housing crisis. The site is safeguarded for development in the adopted local plan, bringing forward an application now will go some way towards helping West Lancashire Borough Council meet their housing requirements. In addition to addressing housing need, the scheme is expected to bring economic benefits to Burscough, including the creation of construction jobs, use of local subcontractors, and increased demand for local services once the homes are occupied.
We anticipate a decision on the planning application by winter 2025.
