We are pleased to announce the submission of a full planning application to Cumberland Council for a proposed residential development of 99 homes on land off Nook Lane, Dalston. The site is identified in the Cumberland Local Plan as a ‘main settlement’ for growth, providing a key opportunity to support local housing needs.
Following a public consultation event, the plans propose the delivery of 99 high-quality homes, ranging from two to five bedrooms, with 30% of properties designated as affordable housing. The development is designed to cater to first-time buyers, growing families, and those looking to downsize, providing a sustainable and flexible living environment.

The development will feature landscaped grounds and accessible green spaces, designed to enhance local biodiversity. Sustainable Drainage Systems (SuDS) will manage surface water effectively, while public open spaces will encourage outdoor activity and promote a healthy lifestyle for residents.
If approved, the development would not only provide much-needed new housing but also bring economic benefits to Dalston. The construction phase is expected to generate employment opportunities through Story Homes’ supply chain, and the completed homes would support local shops, services, and community facilities.
