Proposal

Story Homes, in partnership with Home Group, is progressing detailed plans for a proposed residential development of 146 new homes on land to the east of Otley Road, Harrogate. The site is allocated in the Harrogate Borough Council Local Plan as a housing commitment site (ref. 73) alongside the sites to the east, south and southeast (refs. H71, H72 and H56). Two of these sites have been completed and the other is subject to a live planning application. The Site already has planning permission for the construction of 135 new dwellings which was approved in September 2021 under ref. 17/01399/REMMAJ. This application was submitted by Home Group and has been implemented in part with the installation of the new access arrangement off Otley Road and site preparation works. It is proposed that the proposals that form this application would replace the approved scheme.  

Benefits

  • The proposals would deliver a range of properties to suit local housing need including one to six bedroom homes.
  • 40% of the new homes will be affordable homes.
  • The proposal will provide an extensive area of landscaped public open space, alongside areas of incidental open space, totalling 3.5 hectares that is accessible to all.
  • The development will generate over £500,000 in Community Infrastructure Levy receipts.
