We are pleased to announce the submission of a full planning application to Westmorland and Furness Council for a proposed residential development of 491 homes on land at Burton Road, Kendal. The site is identified as a ‘Broad Location’ for growth within the extant South Lakeland Local Plan, making it a key opportunity to help address local housing needs.
The plans aim to deliver 491 high-quality homes, offering a mix of property types and sizes, ranging from one- to six-bedroom homes. Of these, 35% will be made available as affordable housing. The scheme has been designed to cater to first-time buyers, growing families, and those looking to downsize, providing a sustainable and flexible living environment for all stages of life.

The development will be set within landscaped grounds with significant new tree and shrub planting set within wide open green spaces, thoughtfully designed to enhance local biodiversity and contribute to environmental sustainability. Sustainable Drainage Systems (SuDS) will be incorporated to manage surface water effectively, while additional public open spaces will be accessible to all, encouraging outdoor activities and promoting healthy lifestyles.
If approved, the construction phase will generate employment opportunities, supporting local tradespeople and businesses. The new residents will also bring additional custom to local shops, services, and community amenities.
Through a Section 106 Agreement and the Community Infrastructure Levy*, the development will provide circa £4 million for local infrastructure including new pedestrian connectivity to Natland village, improvements to education, healthcare, transport, and community facilities, benefiting both new and existing residents.
